Property Manager - Condo

Job Summary

Inspect community facilities and facilities on a routine basis using assigned checklists to identify maintenance, security, and safety deficiencies. Manage the Association's budget, prepare monthly financial reports, and review vendor invoices before payment. Own the employee cycle including hiring, training, performance management, and payroll approvals while ensuring all safety procedures are followed. Direct the on-site team through interviewing, mentoring, and resolving complaints. Respond to owner and Board Member requests within required timelines and investigate property damage claims. Maintain full written reports of accidents and prepare emergency preparedness plans for natural disasters. On-call 24/7 for emergency consultation. Requires active CAM license, 2+ years of property management experience, and knowledge of Florida Statute 718.

Required Qualifications

  • An active CAM license
  • Managing a site in Florida
  • A minimum of 2 years of CAM or related business experience
  • Knowledge of Property Management accounting practices, terminology, and budgeting skills
  • Knowledge of Condo law and required statutory inspections and regulations as outlined by Florida state and county
  • Knowledge and understanding of High Rise/ Condo Life Safety equipment (Fire suppression systems, generators, chillers, cooling towers, elevators, etc.)
  • Intermediate skills with Microsoft Office Suite (including SharePoint, Excel, Word, Outlook, and PowerPoint)
  • Valid Driver's License
  • Some understanding of Condo building mechanics
  • Outstanding customer service, communication, and interpersonal skills
  • Strong experience with conflict resolution strategies
  • Advanced time management skills

  • Excellent organizational skills and attention to detail
  • Strong analytical, problem-solving, and negotiation skills
  • Strong presentation and public speaking skills

  • Ability to lift 30lbs
  • Ability to work in an upright standing position for long periods
  • Ability to work in different environmental working conditions (e.g., heat, cold, wind, rain)
  • Ability to walk and climb stairs
  • Ability to handle, grasp, feel objects
  • Ability to reach with hands and arms
  • Extensive use of fingers for typing and visual use of the computer monitor
  • Ability to quickly and easily navigate property/buildings
  • Ability to possibly walk in uneven terrain
  • Ability to detect auditory and visual emergency alarms
  • Ability to hear, understand, and respond appropriately to verbal requests made in person and over the telephone
  • Visual ability correctable to 20/20
  • Ability to respond verbally in an understandable, professional manner in person and over the telephone
  • Ability to work extended hours and weekends if needed
  • May be required to travel for training sessions off-site as needed
  • It may be occasionally required to cover for staff at other communities within a reasonable commuting distance

Desired Qualifications

  • An associate's degree with a concentration in business
  • Experience with Building Link or similar software
  • Multiple language fluency
