Job Summary
Conduct routine inspections of community facilities using assigned checklists to identify maintenance, security, and safety deficiencies. Plan, direct, and oversee operational, administrative, financial, human resources, maintenance, and security functions under direct supervision. Manage the Association's budget, prepare monthly financial reports, and review variance trends while ensuring compliance with Florida Statute 718 and Castle Management guidelines. Maintain emergency preparedness plans for weather-related events and respond to 24/7 on-call emergencies. Solicit and review bid analysis sheets for community projects, draft RFPs, and investigate property damage claims. Own the employee cycle, including hiring, training, performance management, and payroll approval. Foster communications between Board Members, residents, and management, and act as a liaison with legal counsel and vendors. Requires CAM license, 2+ years of property management experience, and ability to work extended hours and weekends.
Required Qualifications
- An active CAM license
- Managing a site in Florida
- A minimum of 2 years of CAM or related business experience
- Knowledge of Property Management accounting practices
- Knowledge of Property Management terminology
- Budgeting skills
- Knowledge of Condo law
- Knowledge of required statutory inspections and regulations as outlined by Florida state and county
- Knowledge of High Rise/ Condo Life Safety equipment
- Intermediate skills with Microsoft Office Suite
- Experience with Building Link or similar software
- Valid Driver's License
- Some understanding of Condo building mechanics
