Property Manager

Job Summary

Own the property's operating budget, monitoring income and expenses monthly to achieve NOI targets. Review and analyze weekly and monthly operational and financial reports, identifying variances and implementing corrective action. Manage delinquency proactively through consistent follow-up, payment plan enforcement, and timely initiation of legal proceedings when necessary. Oversee the leasing process from lead generation through lease execution, coaching the team on sales technique and conversion performance. Maintain the standard for resident communication, responsiveness, and service delivery across the entire team. Oversee the resolution of resident concerns and complaints, intervening directly on complex or escalating situations. Conduct regular property inspections to ensure curb appeal, common area standards, and unit quality meet ownership expectations. Partner with the maintenance supervisor to ensure work order response times, unit turns, and preventive maintenance schedules are met. Ensure full compliance with fair housing laws, landlord-tenant regulations, and company policies at all times. Maintain accurate resident files, lease documentation, and property records in the property management system. Identify and escalate deferred maintenance, liability risks, and capital needs to ownership and regional management.

Required Qualifications

  • 2+ years of experience in residential property management
  • at least 1 year in a supervisory or lead role
  • Demonstrated ability to manage a budget
  • ability to read a financial statement
  • ability to act on variances
  • Working knowledge of fair housing laws
  • Working knowledge of landlord-tenant regulations
  • Proficiency with property management software
  • Strong written and verbal communication skills
  • ability to interact professionally with residents, owners, and vendors
  • Ability to work a flexible schedule
  • occasional weekends during high-traffic leasing periods

Desired Qualifications

  • Experience managing a multifamily community of 100+ units
  • CAM designation
  • active pursuit of NALP, CAM, or equivalent credential
  • Experience in a third-party property management environment
  • Track record of meeting or exceeding occupancy, revenue, and expense targets
