Job Summary
Coordinate daily operations for a portfolio of 226 market rate units, overseeing resident relations, safety, maintenance, marketing, and landscaping. Walk properties regularly to ensure rules compliance, cleanliness, and orderly conditions while managing snow removal and inspections. Screen applicants, verify applications, and show apartments to meet occupancy benchmarks, ensuring timely rent collections and compliance with state, federal, and local housing laws. Prepare resident files and move-out materials, assist with subsidy administration under HUD rules, and forecast capital expense replacements. Supervise on-site maintenance staff and evaluate service performance. Support Aspire's mission of building communities in Downtown East Minneapolis and Westminster, Colorado.
Required Qualifications
- 1-3 years of industry experience within residential real estate
- valid driver's license
- reliable vehicle with insurance
- safe DMV driving record
- Must successfully meet criminal background screening requirements
Desired Qualifications
- CRM, CAM, COS, or other related professional certification
- Proven track record of success in overseeing a portfolio of 50-100 residential units
- Excellent verbal, written and presentation skills
- Ability to communicate effectively with community tenants, vendors/external parties, and across corporate divisions
- Knowledge of RealPage or other related property management software (Yardi, Lead2Lease, OneSite Accounting, etc.)
- Understanding of Affordable Housing Programs (HUD/MFHA Programs)
- A passion for the mission, vision, and values of Sherman Associates
