Job Summary
Oversee daily apartment community operations to maximize cash flow, achieve budgeted NOI, and ensure excellent customer service while preserving assets. Manage financial performance by monitoring banking activities, preparing monthly closing procedures, analyzing variance reports, and recommending capital improvements. Direct leasing activities, respond to inquiries, show apartments, and ensure accurate move-in paperwork. Conduct daily property inspections, supervise safety functions, and coordinate resident service requests within 24 hours. Recruit, train, and mentor team members while generating schedules and fostering open communication. Serve as property representative in court proceedings for eviction and legal issues. Maintain weekend and holiday availability for on-call duties.
Required Qualifications
- High School Diploma or equivalent
- At least 5-6 years of property management experience
- One-year supervisory experience
- Must obtain a real estate license within 120 days of hire (in Pennsylvania or New Jersey)
- Working knowledge of eviction law, Fair Housing mandates and other legal issues affecting property management
- Excellent English communication skills, both verbal and written
- Strong computer skills, especially in the Microsoft Office Suite
- Must be able to walk apartments and grounds, including steps and climbing stairs
- Must be available to work weekends and holidays if required
- Occasionally required to lift 20 pounds or less
- Valid driver's license
