Job Summary
Oversee daily operations of a 32-unit residential property, managing tenant relations, collecting rent, and conducting move-in/move-out inspections. Coordinate maintenance and repairs, enforce lease agreements, and prepare expense budgets while ensuring compliance with local regulations. Direct groundskeeping including lawn care, snow removal, and common area cleanliness, plus minor maintenance tasks like light bulb changes and lock adjustments. Supervise a team of employees and vendors to maintain company standards and communicate regularly with the Regional Property Manager. Submit required reports, attend training seminars, and handle routine office functions during posted hours.
Required Qualifications
- Highschool diploma or equivalent
- Ability to walk, stand, and move around the property for extended periods, including climbing stairs and navigating various terrains
- Capability to perform tasks that may require hand-eye coordination, such as handling paperwork, using small tools, using computers, and operating office equipment
- Ability to lift and carry items, such as supplies or equipment, up to 50 pounds
- Sufficient vision to inspect properties, read documents, and observe safety and maintenance issues
- Ability to hear and communicate effectively with tenants, staff, and vendors, both in person and over the phone
- Strong analytical skills to assess situations, identify issues, and develop effective solutions for tenants and property operations
- High level of attention to detail for tasks such as budget management, compliance with regulations, and property inspections
- Ability to prioritize tasks effectively and manage multiple responsibilities in a face-pace environment
- Strong interpersonal skills to handle tenant concerns and conflicts with empathy and professionalism
- Capacity to make informed decisions quickly, particularly regarding tenant relations, maintenance needs, and operational policies
- Flexibility to adjust to changing situations and manage unexpected challenges that may arise in property management
- Must be able to effectively lead and coach others
- Must be able to lift 50 lbs
Desired Qualifications
