Job Summary
Conduct preventative maintenance on HVAC systems, including filter changes, belt replacements, and register cleaning. Perform general repairs for plumbing, electrical fixtures, appliances, and entry lock systems. Execute painting, drywall repair, and ceiling tile replacement projects as scheduled. Maintain the maintenance shop by stocking supplies, organizing tools, and conducting daily and monthly building inspections. Respond to emergency calls within 40 minutes on a rotating 24-hour on-call schedule, shoveling snow and clearing walkways during weather events. Restore rooms and common areas to original condition upon resident move-out.
Required Qualifications
- High school diploma or general education degree (GED)
- 2-3 years of general maintenance experience in property management or related field
- Experience working with student housing or facilities management
- Trade knowledge (custodial; electrical; plumbing; appliances; carpentry; basic HVAC)
- HVAC certification
- Troubleshooting and diagnostic skills
- Proficiency in verbal communication
- Strong customer service skills
- Punctuality, organization, and ability to meet deadlines
- Excellent attention to detail and organizational skills
- Ability to move and lift to 50lbs and navigate up and downstairs
- Ability to participate in an on-call rotation and respond to campus within 40 minutes for after-hours emergencies
Desired Qualifications
- Preferred in the areas of residential or student communities
- Experience working with student housing or facilities management (preferred)
- HVAC certification (preferred)
