Job Summary
Inspect, troubleshoot, and repair HVAC systems including furnaces, air conditioners, boilers, and heat pumps while conducting preventive maintenance such as cleaning coils and checking refrigerant levels. Perform general property maintenance tasks including plumbing, electrical, carpentry, painting, and patching to address tenant requests and ensure building safety. Manage groundskeeping duties like landscaping, snow removal, and debris collection while maintaining accurate records of all repairs and inspections. Work an 8-hour shift with on-call rotation, requiring overtime as needed to meet changing property needs. Valid driver's license and reliable vehicle are required for visiting tenant apartments and traveling between sites.
Required Qualifications
- High school diploma or equivalent
- HVAC certification
- Proven experience in HVAC maintenance and general property maintenance
- Strong understanding of building systems, equipment, and repair techniques
- Proficiency in using diagnostic tools, hand tools, and power tools
- Ability to interpret technical manuals, schematics, and blueprints
- Strong problem-solving skills with attention to detail
- Excellent communication and interpersonal skills
- Physical ability to lift heavy objects, climb ladders, and work in varying weather conditions
- Valid driver's license
- Reliable personal vehicle for work tasks, including: Visiting tenant apartments for maintenance, Traveling between the property garage and job sites for parts and repairs, Procuring repair materials from local stores (e.g., Home Depot or Lowe's)
