Job Summary
Inspect, troubleshoot, and repair HVAC systems including furnaces, air conditioners, boilers, and heat pumps while conducting preventive maintenance like cleaning coils and checking refrigerant levels. Perform general property repairs covering plumbing, electrical, mechanical work, carpentry, painting, and patching to address tenant requests promptly. Manage groundskeeping duties such as landscaping, snow removal, and debris collection while ensuring compliance with safety regulations and building codes. Maintain accurate records of all maintenance activities and communicate effectively with property management and tenants. Requires HVAC certification, valid driver's license, and ability to work varying weather conditions. Full-time 8-hour shift with on-call rotation and overtime as needed.
Required Qualifications
- High school diploma or equivalent
- HVAC certification
- Proven experience in HVAC maintenance and general property maintenance
- Strong understanding of building systems, equipment, and repair techniques
- Proficiency in using diagnostic tools, hand tools, and power tools
- Ability to interpret technical manuals, schematics, and blueprints
- Strong problem-solving skills with attention to detail
- Excellent communication and interpersonal skills
- Physical ability to lift heavy objects, climb ladders, and work in varying weather conditions
- Valid driver's license
- Reliable personal vehicle for work tasks, including visiting tenant apartments for maintenance, traveling between the property garage and job sites for parts and repairs, and procuring repair materials from local stores
