Job Summary
Inspect, troubleshoot, and repair HVAC systems including furnaces, air conditioners, boilers, and heat pumps while conducting preventive maintenance like cleaning coils and checking refrigerant levels. Perform general property repairs covering plumbing, electrical, and mechanical systems alongside carpentry tasks such as fixing doors, windows, and flooring. Address tenant maintenance requests promptly by prioritizing based on urgency and maintain accurate records of all activities using management systems. Manage groundskeeping duties including landscaping, snow removal, and debris collection while ensuring compliance with safety regulations and building codes. Requires HVAC certification, valid driver's license, and ability to work varying weather conditions; includes on-call rotation and overtime as needed. Mileage reimbursement provided for travel between sites and parts procurement.
Required Qualifications
- High school diploma or equivalent
- HVAC certification
- Proven experience in HVAC maintenance and general property maintenance
- Strong understanding of building systems, equipment, and repair techniques
- Proficiency in using diagnostic tools, hand tools, and power tools
- Ability to interpret technical manuals, schematics, and blueprints
- Strong problem-solving skills with attention to detail
- Excellent communication and interpersonal skills
- Physical ability to lift heavy objects, climb ladders, and work in varying weather conditions
- Valid driver's license
- Reliable personal vehicle for work tasks, including visiting tenant apartments for maintenance, traveling between the property garage and job sites for parts and repairs, and procuring repair materials from local stores
