Property Development Project Lead

Job Summary
Lead the execution of a 5-year luxury residential development comprising approximately 200 homes, integrating technical coordination, programme management, quality assurance, and direct stakeholder oversight from inception to final handover. Chair weekly coordination meetings, develop and monitor the master construction schedule, and enforce mandatory quality control procedures while managing direct reports across construction management and site supervision. Own monthly cash flow forecasting, evaluate client design changes, and maintain a comprehensive risk register to ensure safe delivery within budget and scope specifications. Operate as the primary on-site representative in Paarl and surrounding Cape Winelands areas, working 30 hours per week as a part-time permanent employee.
Required Qualifications
- Professional qualification in Construction Management or a related built environment discipline
- Professional registration with the SACPCMP as a Professional Construction Manager (Pr.CM) or Professional Construction Project Manager (Pr.CPM), or demonstrated eligibility to obtain registration
- Minimum of 10 years of experience in residential construction
- Specific exposure to high-end residential developments
- Comprehensive understanding of South African building regulations
- Knowledge of NHBRC requirements
- Knowledge of luxury residential construction practices
- Proven track record managing multidisciplinary teams
- Proven track record managing external consultants
- Proven track record managing financial budgets
- Proven track record managing private client relationships
