Job Summary
Property Administrator role supporting the Residential Asset Management team by providing administrative support for Whai Rawa’s residential property portfolio. Key duties include maintaining accurate records in property management systems (including leases and facilities), creating and closing reactive and planned maintenance work orders, cross-checking contractor invoices against pricing, updating the Odoo accounting system post-work order, managing invoice workflows, generating contractor performance reports, delivering monthly contractor responsiveness reports, coordinating client/tenant communications (including SMS), maintaining rent records and rent review data, organizing property management documentation, and responding to inquiries from tenants, property owners, and internal stakeholders. Requires strong organisation, time management, and multitasking skills, plus experience with MS applications and knowledge of health & safety practices. Right to work in New Zealand is required; experience with te reo Māori and tikanga is advantageous.
Required Qualifications
- Minimum two years relevant experience
- Experience in property or tenancy management preferred
- Experience with complex databases and property management systems
- Advanced MS applications
