Project Manager

Develop and execute the project business plan, staging, logistics, and phasing plan from day one. Serve as the primary point of contact for engineers and architects while leading all subcontractor coordination across architectural, civil, structural, mechanical, and electrical trades. Manage project startup including permits, licenses, jobsite mobilization, and subcontractor pre-mobilization meetings. Issue and administer subcontracts and purchase orders; manage payments, insurance, bonds, and safety compliance. Drive overall project schedule development, updates, and job scheduling meetings. Implement and enforce the project quality control plan. Conduct bi-weekly safety surveys with the project superintendent. Prioritize, review, and expedite submittals; manage material deliveries to schedule. Track quantity updates and maintain accurate labor forecasts with field superintendents. Develop and administer subcontractor and purchase order change orders. Review and approve material and equipment invoices against project budget. Prepare payment requests and monitor collections. Liaise with city and state agencies on project review and inspections. Lead OAC progress meetings; produce monthly status reports. Manage all project management software inputs: job status reports, projections, change orders, and RFIs. Execute job closeout documentation, final job report, and final accounting. Mentor and develop assistant project managers, co-ops, and interns on active projects.
