Job Summary
Project Manager oversees a large facilities-management contract located in Culpeper, VA, with core working hours 6:00 am–6:00 pm and supervisory responsibilities over multiple staff including foremen and assistants. Responsibilities include contract oversight of Operations & Maintenance facilities-type operations (100,000–130,000 sq ft), coordinating custodial, landscaping, and maintenance activities, budgeting and scheduling, and ensuring quality and safety per the contract and SOW. Direct supervision of staff, coordination with COR and tenant representatives, development of training and safety plans, and involvement in budget development and contract pricing renewal. Requires five years of supervisory experience, federal PM experience, and the ability to manage a multi-million-dollar contract; some college coursework is required with a Bachelor's degree preferred. Must be able to stand/sit for long periods, lift 30 pounds, and perform other physical duties; availability for evenings and varied hours; valid driver’s license; knowledge of CMMS and MS Office is required. Essential functions include supervision of staff, performance evaluations, timekeeping, safety planning, budgeting, reporting, and coordination with senior leadership.
Required Qualifications
- Some college coursework is required; Bachelor's degree is preferred
- Minimum of five years of supervisory experience with 15 or more employees
- Minimum of five years of federal project management experience
- Recent experience in managing Total Facility Management contracts
- Experience in preparing budgets, pricing, quality control, and other contract plans and reports for sizeable custodial agreements
- Must possess basic Microsoft Office skills (Word and Excel)
- Good management, oral and written communication, and people skills; experience dealing with high-level government and industry personnel
- Must be able to work varied hours, including evenings
- Must possess a valid driver's license
- Knowledge of CMMS
