Job Summary
Lead full-ownership of commercial mechanical and plumbing construction projects from buyout through closeout, managing financial performance, field execution, client relationships, and the APM and PE team. Direct procurement and vendor selection, oversee major equipment delivery schedules, and coordinate specialty subcontractors from scoping to performance. Lead technical submittals, RFIs, and change order documentation while maintaining complete project records and warranties. Develop project schedules, allocate resources, and track cost-to-complete forecasts to protect budget integrity. Manage BIM coordination, prefabrication logistics, and rigging activities, ensuring systems are clash-free and installation timelines are met. Maintain regular on-site presence to monitor progress, oversee punch lists, and coordinate startup, commissioning, and final inspections. Serve as the primary point of contact for clients and stakeholders, identifying risks early and communicating exposure to leadership.
Required Qualifications
- 5+ years of experience in project management for mechanical and/or plumbing systems in commercial or industrial construction
- Deep understanding of mechanical and plumbing systems in commercial construction
- Ability to review MEP drawings, specifications, and submittals with technical authority
- Equipment fluency: AHUs, pumps, chillers, cooling towers, VAVs, hydronic systems, domestic water, sanitary, medical gas, and related systems
- Strong command of the full project lifecycle: buyout, submittals, RFIs, schedule management, cost tracking, change orders, BIM coordination, prefabrication, startup, and closeout
- Procore: Daily use for submittal management, RFI tracking, change orders, document control, and project reporting
- Bluebeam Revu: Drawing markup, document review, quantity take-offs, and collaboration with field and coordination teams
- Microsoft Office Suite: Excel, Word, Outlook and Teams
- BIM / Coordination Software: Experience managing or participating in BIM coordination using Navisworks, Revit, or similar platforms
- Bachelor's degree in Construction Management, Mechanical Engineering, or a related field
Desired Qualifications
- Field or trade background - plumber, pipefitter, HVAC mechanic, or any hands-on mechanical/plumbing installation experience
- Prior GC experience
- demonstrated MEP trade ownership and direct involvement in equipment procurement, submittals, and field execution
- Scheduling Software: Familiarity with Primavera P6, MS Project, or similar tools
- Bachelor's degree in Construction Management, Mechanical Engineering, or a related field
