Job Summary
Project Manager for East End luxury residential construction across the Hamptons and North Fork. Lead end-to-end delivery of high-end projects from pre-construction through close-out, coordinating with owners, architects, and designers. Responsibilities include scope development, trade negotiations and buy-out, maintaining full budgets and change orders, developing detailed project schedules, coordinating with superintendents, managing client relationships and guiding OAC meetings, and overseeing close-out activities (punch lists, COs, permits, lien waivers). Requires 8+ years in luxury residential PM, East End experience, familiarity with permitting, and proficiency in Procore, Excel, and Microsoft Project. OSHA 30 is required; a Bachelor's degree in Construction Management, Architecture, or Engineering is preferred.
Required Qualifications
- 8+ years of project management experience in luxury residential construction
- Hands-on East End experience (Hamptons and/or North Fork) required
- Familiarity with local permitting and building departments
- Procore proficiency
- Advanced Excel and Microsoft Project proficiency
- OSHA 30 certification required
- Bachelor's degree in Construction Management, Architecture, or Engineering (preferred)
