Job Summary

Review inspection reports to confirm property standards and perform remediation recommendations. Develop budgets based on identified repair items within approved pricing. Select, schedule, and manage vendors and contractors while overseeing all construction activities and timelines. Review vendor workmanship to ensure completion of statement of work items and maintain accountability for quality. Perform specific repair and securing tasks such as rekeying, and monitor property status through the management system. Create scopes and costs for additional work, document the rehab process with before and after photos, and execute quality control punch lists. Operate in the field across Minneapolis and surrounding markets, working Monday through Friday with occasional evening and weekend hours as duties demand.

Required Qualifications

  • HS Diploma
  • Current and valid driver's license
  • Monday through Friday work schedule
  • Occasional evening and weekend hours
  • Ability to unassisted lift up to 50 pounds
  • Ability to bend, walk, kneel, and stretch
  • Ability to work on step ladders and/or extension ladders up to 30 feet
  • Ability to work in confined spaces, indoors and outdoors in all climates including unclean environments with fumes, dust, and poor ventilation
  • Detailed functional knowledge and understanding of home inspections
  • Experience leading residential construction rehab projects
  • Expertise in identifying and executing repairs necessary to bring the home to meet company standards
  • Ability to create and manage budgets
  • Ability to negotiate contracts
  • Deep knowledge of local and national building/property management codes
  • Excellent leadership and management skills
  • Ability to effectively manage and execute on multiple activities in a fast-paced work environment
  • Strong interpersonal, oral and written communication and reading skills
  • General knowledge of plumbing, electrical, mechanical, and HVAC
  • Strong organizational and time-management skills
  • Proficiency with Microsoft Outlook and Excel
  • Proactive, self-directed, and highly motivated mindset
  • Ability to perform inspections from time to time
  • Ability to make recommendations on engaging and terminating vendors and contractors
  • Ability to schedule and manage all construction activities
  • Ability to maintain productive ongoing relationships
  • Ability to review vendor workmanship to ensure all items on the statement of work are complete
  • Ability to hold vendors and contractors accountable for quality, completeness, and timely work
  • Ability to perform specific repair and/or securing work such as rekeying of properties
  • Ability to develop scope and cost and obtain approvals for additional work not identified on initial bid
  • Ability to document the rehab process including before and after photos
  • Ability to conduct quality control review and punch list process for all home renovation projects

Desired Qualifications

  • College Degree
  • 3-5 years of residential construction/inspection experience
  • Vocational/technical school experience
