Job Summary
Review inspection reports to confirm property standards and perform remediation recommendations, then develop budgets within approved pricing limits. Schedule and manage all construction activities while selecting, overseeing, and terminating vendors and contractors. Ensure workmanship quality by reviewing completed statements of work, maintaining accountability for timelines, and managing property condition through repairs, rekeying, and daily system updates. Document the rehab process with before-and-after photos and execute quality control punch lists. Manage additional scope and costs requiring approval, ensuring all work meets local building codes and company standards.
Required Qualifications
- HS Diploma
- Current and valid driver's license
- Monday through Friday work schedule
- Occasional evening and weekend hours
- Ability to unassisted lift up to 50 pounds
- Ability to bend, walk, kneel, and stretch
- Ability to work on step ladders and/or extension ladders up to 30 feet
- Ability to work in confined spaces, indoors and outdoors in all climates including unclean environments with fumes, dust, and poor ventilation
- Detailed functional knowledge and understanding of home inspections
- Experience leading residential construction rehab projects
- Expertise in identifying and executing repairs necessary to bring the home to meet company standards
- Ability to prepare repair bids to Company standards using approved pricing
- Ability to select and oversee approved vendors/contractors
- Ability to manage timelines of repair projects
- Ability to ensure quality assurance of repair projects
- Ability to perform property inspections
- Ability to develop budgets based on inspection of identified items
- Ability to make recommendations on engaging and terminating vendors and contractors
- Ability to schedule and manage all construction activities
- Ability to maintain productive ongoing relationships with vendors
- Ability to review vendor workmanship to ensure all items on the statement of work are complete
- Ability to hold vendors and contractors accountable for quality, completeness, and timely work
- Ability to develop scope and cost and obtain approvals for additional work not identified on initial bid
- Ability to document the rehab process including before and after photos
- Ability to perform quality control review and punch list process for all home renovation projects
- 3-5 years of residential construction/inspection experience
- Vocational/technical school experience
- Demonstrated ability to create and manage budgets
- Demonstrated ability to negotiate contracts
- Deep knowledge of local and national building/property management codes
- Excellent leadership and management skills
- Ability to effectively manage and execute on multiple activities in a fast-paced work environment
- Strong interpersonal, oral and written communication and reading skills
- General knowledge of plumbing, electrical, mechanical, and HVAC
- Strong organizational and time-management skills
- Proficiency with Microsoft Outlook and Excel
