Job Summary

Review inspection reports to confirm property standards and identify remediation needs, performing on-site inspections as required. Develop budgets based on identified repair items within approved pricing and manage vendor selection, termination, and oversight for all rehab projects. Schedule and execute construction activities while monitoring vendor workmanship to ensure quality, completeness, and timely completion of all statement of work items. Manage property condition by performing securing work like rekeying, updating status in the property management system, and documenting the process with before-and-after photos. Execute quality control reviews and punch lists for all renovations, manage additional scope and cost approvals, and maintain relationships with contractors. This field role involves travel to Atlanta and surrounding markets, occasional evening and weekend hours, and physical demands including lifting up to 50 pounds and working on ladders in various climates.

Required Qualifications

  • HS Diploma
  • Current and valid driver's license
  • Monday through Friday work schedule
  • Occasional evening and weekend hours
  • Ability to unassisted lift up to 50 pounds
  • Ability to bend, walk, kneel, and stretch
  • Ability to work on step ladders and/or extension ladders up to 30 feet
  • Ability to work in confined spaces, indoors and outdoors in all climates including unclean environments with fumes, dust, and poor ventilation
  • Detailed functional knowledge and understanding of home inspections
  • Experience leading residential construction rehab projects
  • Expertise in identifying and executing repairs necessary to bring the home to meet company standards
  • Ability to ensure completion of property inspections
  • Ability to prepare repair bids to Company standards using approved pricing
  • Ability to lead all aspects of the rehab process including selection and oversight of approved vendors/contractors
  • Ability to manage timeline of the repair project
  • Ability to ensure quality assurance
  • 3-5 years of residential construction/inspection experience
  • Vocational/technical school experience
  • Ability to create and manage budgets
  • Ability to negotiate contracts
  • Deep knowledge of local and national building/property management codes
  • Excellent leadership and management skills
  • Ability to effectively manage and execute on multiple activities in a fast-paced work environment
  • Strong interpersonal, oral and written communication and reading skills
  • General knowledge of plumbing, electrical, mechanical, and HVAC
  • Strong organizational and time-management skills
  • Proficiency with Microsoft Outlook and Excel
