Job Summary
Manage commercial HVAC projects from kickoff through completion, overseeing staffing, logistics, quality control, submittals, equipment procurement, and BIM coordination. Coordinate with general contractors, owners, subcontractors, and field teams to keep projects on schedule and within budget while monitoring costs and protecting profitability through disciplined change order management. Estimate smaller commercial projects under $100,000 and develop a pipeline of qualified opportunities by building relationships with decision-makers in the Raleigh-Triangle market. Provide market intelligence regarding competitors, labor availability, and permitting to help establish the company's presence in new territories. Represent the company in the field and commercial construction community while contributing to long-term operational leadership development.
Required Qualifications
- 5+ years of experience managing commercial HVAC, mechanical, or comparable commercial construction projects
- Demonstrated ability to independently manage complex commercial projects from start to finish
- Strong understanding of project financials, cost control, change orders, and margin management
- Experience coordinating with general contractors, subcontractors, field teams, and other project stakeholders
- Ability to read and interpret commercial construction documents and contracts
- Strong knowledge of submittal processes and project coordination
- Excellent communication, organization, and problem-solving skills
- Ability to take initiative and operate independently without needing constant direction
- Willingness to spend significant time in the field and build relationships throughout the commercial construction market
- NC HVAC licensure or willingness to obtain applicable credentials
Desired Qualifications
- Experience with BIM coordination and commercial HVAC project delivery
- Experience working across multiple phases of commercial construction
- Existing relationships with general contractors, developers, or commercial construction stakeholders in the Raleigh-Triangle market
- Experience helping establish a new territory, market, or business line
- Experience with education, K-12, university, or government construction projects
- Experience managing projects in the Greensboro, Winston-Salem, or broader Triad markets
