Job Summary
Lead all aspects of the company's safety culture, investigate incidents, and mentor staff to maintain an injury-free environment. Manage the prestart process, coordinate preconstruction activities including quantity takeoff, bid package development, and schedule creation. Lead plan and implementation of the buyout schedule, verify pricing, and manage subcontract issuance. Coordinate priorities with the team, review shop drawings, and disseminate change requests for pricing and schedule input. Prepare project schedules using Lean principles, gather team input, and manage materials and procurement logs. Provide regular reporting on project status and profitability, prepare monthly cost forecasts, and lead the overall project closeout process.
Required Qualifications
- Bachelor's degree in construction management, engineering or related field
- 5+ years construction management experience
- Valid and unrestricted drivers license
- Must be able to lift up to 25 pounds
- Ability to perform work accurately and completely, and in a timely manner
- Communication skills, verbal and written (Intermediate)
- Ability to conduct effective presentations
- Proficiency in MS Office (Intermediate)
- Ability to apply fundamentals of the means and methods of construction management to projects
- Thorough knowledge of project processes and how each supports the successful completion of a project
- Ability to build relationships and collaborate within a team, internally and externally
- Proficiency in project management and accounting software (Advanced)
- Proficiency in required construction technology (Advanced)
- Proficiency in scheduling software (Advanced)
- Ability to apply Lean process and philosophy (Intermediate)
- Ability to manage budgets, maximize profitability and generate future work through building relationships
- Ability to build relationships with team members that transcend a project
- Must be willing to work non-traditional hours to meet project needs
- May be exposed to extreme conditions (hot or cold)
- Must be able to effectively lead and coach others
- Ability to lead and manage a team
- Ability to make decisions within defined limits of authority
- Ability to investigate safety incidents and retrain staff as needed
- Ability to manage the JE Dunn prestart process
- Ability to support the preconstruction team including quantity takeoff, trade coordination and scope of work development
- Ability to lead plan and implementation of buyout schedule
- Ability to manage the submittal schedule set-up
- Ability to coordinate with Logistics to obtain pricing on materials and equipment
- Ability to confer with risk management to ensure approval and/or bonding requirements for subcontractors
- Ability to coordinate the various stakeholders of the project including but not limited to subcontractors, owner, field, design team, vendors, etc
- Ability to disseminate change requests to subcontractors for pricing and schedule input
- Ability to gather and evaluate subcontractor pricing to confirm accuracy
- Ability to prepare, submit and obtain owner/architect approval for change requests
- Ability to lead various meetings such as monthly project reviews, progress meetings and OAC (Owner Architect) meetings
- Ability to complete monthly subcontractor and owner pay application process
- Ability to prepare project schedule with the Project Superintendent
- Ability to develop and update project schedule for both preconstruction and construction activities
- Ability to manage materials, labor and procurement logs to ensure appropriate resources are available to meet the project schedule
- Ability to identify potential schedule impacts including scope, weather, manpower and changes, and facilitate mitigation plans for these impacts
- Ability to provide appropriate written documentation for decisions affecting various aspects of the project such as budget, schedule, legal, quality and/or safety
- Ability to employ current best practices for documentation requirements
- Ability to provide a variety of regular reporting and analysis to project team(s) to communicate overall project status and profitability
- Ability to prepare monthly cost and margin forecast with input from superintendent and reviews with the project team
- Ability to participate in the development of the project budget
- Ability to regularly review costs relative to the budget and highlight discrepancies to enable improved financial performance
- Ability to lead overall project closeout process using best practice standards, tools and processes such as the close-out punch list, financials, sub contracts, warranties, etc
- Ability to interface with region/company legal counsel as appropriate
