Job Summary
Procurement Manager responsible for overseeing and optimizing procurement operations at the divisional level for low/mid-rise residential construction projects. Develops sourcing strategies, negotiates with trade partners, and manages supplier relationships to ensure cost efficiency, quality, and policy compliance. Drives continuous improvement, collaborates with internal stakeholders, builds procurement team capabilities, and leads vendor performance through regular meetings, site walks, and relationship management. Requires 5-10 years in the residential space, on-site attendance 4 days/week at Schaumburg, IL + 1 day remote. Key duties include informing startup strategy, managing cost forecasting, budgeting for cost improvement, aligning procurement with project goals and timelines, and developing a capable procurement team with hiring/termination decisions. Leadership responsibilities include strategic planning, budgeting, talent management, and ensuring cross-functional collaboration. Strong communication skills, data-driven decision making, and knowledge of construction materials and industry standards are essential.
Required Qualifications
- Minimum high school diploma or equivalent (GED)
- Typically requires a university degree or equivalent experience
- minimum 6-8 years prior relevant experience
- Proficiency in procurement systems, financial analysis, cost management, and risk assessment
- Ability to develop sourcing strategies, anticipate trends, and identify innovative solutions
- Skilled in supplier negotiations and effective communication tailored to diverse audiences
- Strong interpersonal skills to build credibility with internal stakeholders and trade partners
- Experience in coaching and developing teams, managing performance, and fostering growth
- Analytical mindset with a focus on data-driven decision-making and operational improvements
- Knowledge of construction materials, trade practices, and industry standards
- ISCM (Certified Procurement) or equivalent accreditation preferred
