Preconstruction Project Manager – Luxury Residential Construction

Job Summary
Lead preconstruction and procurement efforts across multiple luxury residential projects by reviewing plans to identify trade scopes and subcontractor requirements. Source and coordinate vendors and suppliers for trades including electrical, plumbing, HVAC, and finishes. Prepare procurement strategies, budgets, and recommendations for management approval while issuing RFPs/RFQs and negotiating pricing and agreements. Develop alternative solutions when proposals exceed project budgets and coordinate material logistics to support construction schedules. Manage multiple projects simultaneously with strong field knowledge and experience working with subcontractors from preconstruction through execution. Bilingual (Spanish/Portuguese) preferred.
Required Qualifications
- Experience in preconstruction, project management, procurement, or subcontractor buyouts within luxury residential, custom home, or high-end residential construction
- Strong understanding of construction sequencing, field operations, and trade coordination
- Ability to independently review plans and specifications and determine the trades, vendors, and materials required for a project
- Experience negotiating pricing and agreements with subcontractors and vendors
- Ability to manage multiple projects simultaneously
Desired Qualifications
- Background with a general contractor, developer, or luxury residential builder
- Bilingual (Spanish and/or Portuguese)
