Job Summary
The Preconstruction & Procurement Manager will lead estimating and preconstruction activities for multiple concurrent nationwide retail construction projects, manage subcontractor procurement and buyout, develop budgets and client proposals, coordinate bid documents and RFI processes, monitor market conditions and pricing, and maintain subcontractor databases. The role emphasizes strong estimating expertise, subcontractor relationship management, cross-functional collaboration with Operations and Construction leadership, and proficiency with Procore and Building Connected to drive accurate pricing, competitive procurement, and successful project handoffs.
Required Qualifications
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred
- Minimum of 7-10 years of estimating, procurement, and/or preconstruction experience within commercial retail construction for a General Contractor
- Strong experience in retail fit-out construction; ground-up retail experience preferred
- Proficiency with Procore, Building Connected, and related estimating/project management software
- Strong proficiency in Microsoft Excel, Word, and Project
- Excellent negotiation and influencing skills
- Strong relationship-building and networking skills with subcontractors, vendors, clients, and internal stakeholders
- High level of accountability, urgency, and attention to detail
- Ability to read and interpret architectural, structural, civil, and MEP drawings and specifications
- Demonstrated experience preparing conceptual budgets, detailed estimates, quantity takeoffs, and subcontractor bid leveling analyses
- Experience supporting subcontractor buyout and project turnover processes
