Job Summary
Preconstruction Manager leads estimating and early-stage project strategy across Albuquerque, Santa Fe, Rio Rancho, and the broader New Mexico market. Focus areas include conceptual estimating, CMAR, and Design-Build delivery; translate early design into accurate budgets; align owners, design teams, and internal stakeholders; guide clients through CMAR and Design-Build processes; perform plan/spec reviews, quantity takeoffs, and subcontractor bid analysis; collaborate with business development, operations, architects, and engineers to ensure cohesive project planning; build and manage subcontractor/vendor relationships; utilize PlanSwift, BuildingConnected, and Excel to track opportunities and ensure accuracy; mentor estimating staff and drive process improvement. Bachelor’s degree preferred; 10+ years of relevant experience; occasional travel within the Southwest; relocation not offered; competitive base salary plus bonus and signing bonus; emphasis on profitable, executable work with strong cross-functional alignment; diverse, veteran-owned employer.
Required Qualifications
- Bachelor’s degree in Construction Management, Engineering, or related field preferred
- 10+ years of preconstruction, estimating, or commercial construction project management experience
- Proven expertise in conceptual estimating, CMAR, and Design-Build project delivery
- Strong understanding of construction materials, methods, and current market conditions
- Experience working with owners, architects, engineers, and subcontractors in a collaborative environment
- Proficiency in estimating software and tools (PlanSwift, BuildingConnected, Excel, or similar)
- Ability to manage multiple projects while maintaining accuracy, timelines, and attention to detail
