Job Summary
Preconstruction Manager at Alston Construction will assist management in the daily operations during the preconstruction phase, drive cost estimating from concept through permit documents, prepare bid packages, and lead bid solicitation and RFP processes. The role includes developing scopes of work for sub-trades, performing takeoffs, analyzing proposals from subcontractors, negotiating prices with clients and subcontractors, and transitioning cost estimates to the Project Manager. The candidate will also support business development by maintaining relationships with clients, architects, engineers, and subcontractors, identifying new opportunities, and participating in client presentations. The position requires experience in Design-Build, CM at Risk, and various contract delivery methods, strong negotiation and communication skills, proficiency with estimating and cost-control software, and the ability to travel as needed. The office is in Dallas, TX, and the role is in-person.
Required Qualifications
- Degree in Construction Management, Engineering, Architecture, or related field
- Minimum of 8 years of experience successfully estimating (conceptual and hard bid) construction projects for a general contractor
- Design-build experience on relevant project types
- Experience in value-engineering
- Valid State-issued driver’s license and vehicle insurance which meets liability coverage requirements
- OSHA 10-hour Certification
- First Aid/CPR Certification
- Ability to estimate costs associated with technical tasks and thorough knowledge of estimating techniques
- Thorough understanding of multiple project delivery types, including Design-Build, CM at Risk, CM not at Risk, General Contractor (hard bid and negotiated)
- Thorough understanding of multiple contract delivery methods (lump sum, GMP, cost-plus)
- Strong industry contact relationships and ability to identify and secure profitable new business
- Strong mathematical and analytical skills
- Excellent organization, time management, planning, and prioritization
- Proactive and adaptable, able to work under pressure and tight deadlines
- Effective communication and presentation skills
- Professional demeanor and interpersonal skills
- Willingness and ability to travel
- Ability to read and understand drawings, specifications, and project documents
- Knowledge of safety and environmental regulations related to construction
