Job Summary
Preconstruction Manager responsible for assisting management in the preconstruction phase and business development. Core duties include producing thorough, accurate cost estimates across design phases, identifying value-engineered alternatives, developing bid packages, coordinating with sub-trades, reviewing drawings, managing bid solicitations and RFPs, conducting cost analyses from historical data, maintaining subcontractor databases, leading transition of estimates to Project Managers, and supporting risk management and client communications. The role emphasizes disciplined estimation, bid strategy, subcontractor qualification, and ongoing collaboration with design professionals and clients to secure profitable projects. The position requires knowledge of multiple delivery methods (Design-Build, CM at Risk, GMP), strong mathematical and analytical skills, exceptional organizational and communication abilities, and readiness to travel. The candidate should have a degree in a related field, extensive estimating experience (conceptual and hard bid), and relevant certifications, with a proactive, adaptable, and safety-conscious mindset.
Required Qualifications
- Degree in Construction Management, Engineering, Architecture, or related field
- OSHA 10-hour Certification
- First Aid/CPR Certification
- Valid State-issued driver’s license and vehicle insurance which meets Alston Construction liability coverage requirements
- Ability to estimate costs and thorough knowledge of estimating techniques
- Experience with Design-Build, CM at Risk, CM not at Risk, General Contractor hard bid and negotiated
- Value-engineering experience
- Proficiency with estimating software (e.g., DESTINI Estimator, On Screen Takeoff, Bluebeam) and cost estimating software
- Strong negotiation, communication, and presentation skills
- Ability to read and understand drawings, specifications, schedules, and contracts
- Willingness to travel
- Proficiency with CMiC, Phoenix, Word, Excel, Outlook
