Job Summary
Portfolio Surveyor (Landlord Services) sought to join Cornwall Council’s Property Services. The role focuses on commercial property management, tenant engagement, lettings, marketing, compliance, rent reviews, lease renewals, lease re-gears and alterations within a large estate. The successful candidate will provide commercial advice, negotiate leases with tenants and external occupiers, support asset management planning and drive income optimisation. The position is hybrid with office days for team collaboration and regular onsite inspections; basic criminal record disclosure is required. The Council indicates sponsorship is not offered and offers a range of flexible working arrangements.
Required Qualifications
- Deliver an efficient, proactive agency and property management service across the Council’s estate.
- Handle lettings and landlord and tenant matters for multi-let estates and buildings.
- Negotiate and grant leases, licences, easements and wayleaves; oversee disposal of surplus properties.
- Advise internal services and external occupiers for effective outcomes.
- Liaise with tenants, community organisations, government departments and internal clients/services on commercial property matters.
- Support asset management planning, asset reviews and development initiatives.
- Contribute to working groups with guidance on asset use.
- Own caseload with timely task delivery and performance standards.
- Be prepared for regular onsite inspections, viewings and meetings with tenants and contractors.
