Job Summary
Drive leasing, NOI, and occupancy goals by converting prospects, retaining residents, and marketing communities to achieve above-average customer service. Manage vacant home statuses, oversee preventative maintenance, and ensure properties meet company standards for leasing. Analyze market trends to develop marketing plans, enforce lease and HOA agreements, and approve vendor invoices while controlling expenses and delinquency. Conduct daily financial transactions, track unit availability via property management software, and handle inquiries, tours, and move-in processes. Maintain resident files, address concerns promptly, and prepare units for occupancy. Requires 7+ years in residential property management with a focus on Build-to-Rent, a Texas driver's license, and flexibility for weekends and holidays.
Required Qualifications
- Highschool Degree or Equivalent
- 7+ years of progressive experience in residential property management, focusing on Build-to-Rent
- Reliable transportation that meets job responsibilities
- Valid Texas Driver's License
- Maintain at least minimum car insurance required by Texas law
- Adheres to a varied work schedule, including weekends and some holidays, as required to be available to current and prospective residents
- Ability to access, input, and retrieve information from a computer and/or electronic device
- Excellent organization, coordination, and project management skills
- Lift or move items up to 25 pounds
- Ability to walk, sit, or stand for extended periods
- Effective written and verbal communication skills in English
Desired Qualifications
- Real Estate License preferred
- Strong leadership experience and proven track record of successful portfolio management
- Excellent communication skills and ability to build positive tenant relationships
- Familiarity with property management software and relevant regulations
- Ability to work a flexible schedule and effectively manage workload
