Job Summary
Oversee and optimize maintenance operations across the assigned portfolio (500+ units), ensuring timely turnover of vacant units, on-time work-order processing, and high-quality repairs. Supervise Building Maintenance Superintendents, provide mentorship, enforce safety and company standards, and manage budgets/inventory. Build strong relationships with tenants and stakeholders, perform regular inspections, and respond to emergencies per established protocols. Lead with a focus on efficiency, safety compliance, and continuous improvement while coordinating staffing, scheduling, and resource allocation to achieve defined performance targets (e.g., 5-business-day unit turnaround, 98% on-time, 95% work orders completed in 48 hours). Ensure adherence to OSHA safety standards, maintain accurate reporting to upper management, and drive a positive, customer-service oriented maintenance culture.
Required Qualifications
- High school diploma or equivalent; additional certifications or training in maintenance or property management preferred
- At least 3 years of experience in building maintenance
- 1-2 years in a supervisory role managing a team
- Strong knowledge of building systems including HVAC, plumbing, electrical, and general repairs
- Ability to manage multiple priorities in a fast-paced environment
- Strong leadership and communication skills
- Knowledge of property management software and maintenance management systems
- Availability for emergency duties and after-hours support
