• •Ability to communicate effectively with residents, prospects, team members, vendors, and other stakeholders in person, by telephone, and through written communications
• •Ability to effectively use computer systems, property management software, email, and other technology platforms while managing multiple priorities

• •Ability to assist with removal of furniture, appliances and debris from vacated apartments
• •Ability to assist with cleaning of vacant units for move-ins
• •Ability to clean pool, chairs, tables, decks and umbrellas
• •Ability to comply with all training requirements set forth for this position
• •Ability to adhere to MORGAN's Maintenance and Emergency Procedures manuals along with the Team Member Handbook
• •Ability to ensure property grounds and common areas are clean and free of debris
• •Ability to complete assigned service requests and repairs in a safe and timely manner
• •Ability to inspect the property and report safety hazards or needed repairs
• •Ability to perform routine maintenance/repair duties such picking up debris
• •Ability to clean parking lot areas, garages, walkways, entryways and hallways
• •Ability to ensure model tour route is free of debris
• •Ability to assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance
• •Ability to pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves
• •Ability to wear Personal Protective Equipment (N-95 Mask), rubber gloves and eye protection, when necessary
• •Ability to observe areas needing attention/correction
• •Ability to read cautionary labels
• •Ability to respond to written instructions from staff
• •Ability to see things clearly beyond arm's reach
• •Ability to give information and receive instructions from residential management
• •Ability to handle maintenance tools, nails, and open/close ladders
• •Ability to use telephone, 2-way radio
• •Ability to perform routine maintenance repairs, paint, stock, and remove equipment
• •Ability to move equipment, appliances, and open/close doors
• •Ability to work in all weather conditions, often for extended periods of time
• •Ability to work in awkward confining positions
• •Ability to work in environments that may make the environment uncomfortable (hot in summer, cold in winter)
• •Ability to work with occasional exposure to paint fumes, solvents adhesives, etc.
