Job Summary
Conduct daily property upkeep by removing litter, debris, and pet droppings from grounds, pathways, and building exteriors. Perform preventive maintenance tasks including checking exterior lighting, cleaning pools if certified, raking shrub areas, shoveling mud, and using blowers to clear walkways. Execute minor repairs such as replacing windows, screens, and doors, while assisting with make-ready duties, trash-out services for vacated units, and general physical tasks like digging post holes or carrying heavy furniture. Distribute resident communications and ensure all storage areas remain locked. Complete required Grace Hill courses by specified deadlines. Work 40 hours weekly full time or up to 25 hours part time, with weekend availability as needed.

- Must be able to conduct business in accordance with company policies and procedures, state and federal laws
- Must be able to maintain awareness of proper safety precautions
- Must be able to observe condition of apartment property and report unsafe conditions
- Must be able to be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts
- Must be able to ensure storage areas remain locked when not in use
- Must be able to physically walk the property on a frequent basis
- Must be able to remove litter, debris, cigarette butts and pet droppings from the grounds

- Must be able to transfer trash and other items left outside of dumpster into dumpster
- Must be able to keep dumpster/compactor doors closed on windy days

- Must be able to use blower to keep sidewalks and walking areas clean
- Must be able to repair and replace windows, screens, sliding glass doors
- Must be able to perform routine maintenance on property as requested
- Must be able to assist with various physical tasks as directed

- Must be able to help clean and maintain storage and shop areas
- Must be able to perform interior and exterior painting duties when requested
- Must be able to complete minor and routine service requests when requested
- Must be able to change locks, rekeys and make keys when directed
- Must be able to distribute resident communications to residents
- Must be able to perform work area clean-up and safety related duties
- Must be able to rake, sweep, shovel as circumstances warrant
- Must be able to perform any additional duties assigned by senior maintenance technician and manager
- Must be able to check and replace exterior lighting on a regular basis
- Must be able to clean and maintain pool as directed if certified for pool maintenance
- Must be able to complete all Grace Hill courses by the required deadlines
