Job Summary
Maintain the physical condition of the property according to Standard Operating Procedures, OSHA, and industry standards by sweeping curbs, parking areas, and walkways; mowing lawns, trimming planting beds, and raking debris. Repair loose stairwell treads, replace exterior lighting bulbs, and install seasonal plantings, shrubs, and trees. Clean and pressure-wash sidewalks, pool decks, and buildings; maintain irrigation systems, fountains, and pool equipment per manufacturer specifications. Remove trash and debris continuously, keep drainage grills clear, and assist with snow removal as required. Know emergency procedures for water, gas, and sewer access while promoting safety awareness to residents and visitors. Work on-call capacity during approved PTO periods, standing eight hours or longer per day and lifting up to 100 lbs. as necessary.
Required Qualifications
- High school/GED or trade school diploma
- one year of full-time experience in some aspect of lawn/grounds maintenance
- equivalent combination of education and experience
- Efficient in reading instructions and documenting labor and materials
- Record of punctuality and dependability
- ability to work with under pressure of deadlines
- schedule flexibility to accommodate after-hours and weekend emergencies
- Possession of a valid driver's license
- Ability to stand 8 hours or longer per day
- lift up to 100 lbs. as necessary
