Job Summary
Conduct daily onsite maintenance for community grounds, buildings, and common areas, including cleaning, trash removal, and responding to resident work orders. Inspect properties to identify hazardous conditions, complete repairs and replacements, and assist in preventative maintenance programs. Manage the maintenance shop inventory while adhering to safety standards and OSHA guidelines. Participate in on-call emergency rotations and unit inspections as requested by the Maintenance Supervisor. Enforce community rules and policies, ensuring timely service request turnaround and favorable resident relations. Maintain basic computer skills for on-site software functions and operate motor vehicles or golf carts as needed.
Required Qualifications
- High School Diploma or Equivalent
- Ability to understand and perform all on-site software functions; basic computer skills
- Basic knowledge of Fair Housing Laws
- Basic knowledge of OSHA requirements
- Ability to move about to accomplish tasks or move from one worksite to another and traverse flat and uneven terrain
- Ability to ascend and descend ladders, stairs, ramps, step stools
- Ability to work in an overhead position and/or reaching
- Ability to repeat motions that may include the wrists, hands, and or fingers
- Ability to adjust or move objects in all directions of 100+ lbs.
- Ability to lift and place objects of 100+ lbs.
- Ability to communicate with others to exchange information
- Ability to operate motor vehicles and/or golf carts
- Ability to work in outdoor weather elements (wind, precipitation) including low and high temperatures
- Ability to work in tight and confined spaces
- Ability to remain in a stationary position
- Ability to often stand or sit for prolonged periods
- Ability to operate machinery and power tools
- Ability to assess the accuracy, neatness, and thoroughness of the work assigned
- Ability to identify and inspect objects and areas
- Ability to work overtime
- Ability to work weekends
- Ability to work night hours
