Part-Time Maintenance Technician

Job Summary
Perform repairs, troubleshoot systems, and complete preventative maintenance on appliances, electrical systems, plumbing, HVAC, and pool equipment. Conduct daily inspections of grounds, common areas, and vacant units to remove debris, manage turnovers, and ensure proper chemical balance in pools. Assist in training entry-level technicians, oversee subcontracted service providers, and document work quality while maintaining inventory and recording maintenance requests. Available for 24-hour emergency calls during scheduled daytime shifts from Monday to Friday, with weekends as needed. Requires a valid driver's license, Fair Housing Certificate, and two years of maintenance experience.
Required Qualifications
- Must have own tools
- Must possess the knowledge and have the tools to perform on-site basic repairs including HVAC systems, appliances, water heaters, facility electrical systems, plumbing systems, and any other special equipment on a property
- Required to be available for emergency maintenance calls 24 hours a day when scheduled
- Must be capable of performing administrative duties including following proper procedures for recording maintenance requests and responding to them, use proper forms, and maintain inventory of parts
- Must be able to move heavy equipment safely, using proper equipment
- A valid drivers license required
- Fair Housing Certificate required
- Two (2) years maintenance experience required or equivalent combination of education and work experience
- A clean background check is required for hire
Desired Qualifications
- HVAC and/or EPA certification preferred
- Previous multifamily experience preferred
- Certified Pool Operator (CPO) certification preferred
