Job Summary
Greet prospective residents, qualify their needs, and professionally present community features to secure lease agreements. Maintain a professional leasing office by inspecting models for cleanliness, entering daily traffic into the computer, and managing incoming calls. Complete lease and renewal paperwork, accept rent and deposits, and document all resident communications. Conduct weekly outreach marketing, perform property inspections to report service needs, and route service requests to maintenance. Maintain a clean work environment, inventory supplies, and file reports daily. Answer phones, transfer calls as needed, and follow up on completed services. Work flexible hours including weekends and holidays, with occasional exposure to solvents and fumes.
Required Qualifications
- Must have complete knowledge of Fair Housing Compliance laws or attend Fair Housing Training within the first week of employment
- Must have knowledge of lease contract, application and other addenda
- Must have valid driver's license and automobile insurance
- Must be able to properly operate a golf cart
- Must be able to lift 50 lbs
- Must be able to lift 25 lbs
- Must be able to lift 20 lbs
- Must be able to lift 10 lbs
- Must be able to bend/stoop/squat
- Must be able to climb stairs
- Must be able to push and pull
- Must be able to reach above shoulders
- Must be able to write and type
- Must be able to grasp and turn doorknobs
- Must have constant need for finger dexterity
- Must have constant need for vision to complete forms, read and review reports, view computer screen
- Must have frequent need for vision to see things clearly beyond arm's reach
- Must have constant need for hearing to communicate over the telephone and in person
- Must have frequent need to utilize personal transportation to inspect apartments, property and surrounding neighborhood, make trips to the bank and courthouse
- Must be able to work weekends and holidays
- Must be able to work 20-40 hours per week
- Must be able to work overtime
- Must be able to accept rent and deposit
- Must be able to accept service requests from residents
- Must be able to accompany outside vendors on service request calls
- Must be able to physically inspect property
- Must be able to inventory office supplies
- Must be able to organize and file appropriate reports, leases and paperwork
- Must be able to conduct service follow-up with resident
- Must be able to greet prospects
- Must be able to professionally present the features and benefits of their assigned property
- Must be able to properly secure lease agreements from qualified persons
- Must be able to contact a person of authority should any situation warrant an action or decision not included in his or her duties and responsibilities
- Must be able to maintain a professional, yet friendly atmosphere in the leasing office
- Must be able to inspect models and ready vacancies daily
- Must be able to answer incoming phone calls from prospective new residents, current residents, vendor/suppliers, etc
- Must be able to transfer calls to Assistant Community Director or Community Director when appropriate
- Must be able to greet prospective residents, qualify and determine their needs and preferences
- Must be able to professionally present the community and specific apartment(s) while pointing out features and benefits
- Must be able to complete Guest information form on all prospects
- Must be able to send thank you notes and perform follow up
- Must be able to enter phone and walk in traffic from guest cards into the computer daily
- Must be able to maintain awareness of local market conditions and trends
- Must be able to contribute ideas to manager for marketing property and improving resident satisfaction
- Must be able to conduct outreach marketing weekly or as assigned by Community Manager
- Must be able to maintain positive customer relations attitude
- Must be able to document all resident communications (verbal and written) in computer
- Must be able to contact residents to renew their lease and maintain renewal log
- Must be able to maintain work area in a clean and organized manner
- Must be able to complete all lease and renewal paperwork
- Must be able to maintain good leasing and closing skills
- Must be able to be and stay organized
- Must have basic computer knowledge
