Job Summary

Inspect the community daily to remove litter, debris, and pet droppings, ensuring common areas and amenities remain neat. Remove trash from vacant apartments, transfer it to dumpsters, and maintain storage areas. Complete minor service requests, assist with the make-ready process, and change locks per policy while verifying pool gate safety. Distribute resident notices and report hazards or dangerous situations to supervisors. Treat residents with respect, answer questions, and respond sensitively to maintenance complaints. Comply with safety policies by attending training, completing OSHA requirements, and reporting accidents promptly. Maintain a flexible schedule including evening, weekend, and holiday calls while operating a golf cart.

Required Qualifications

  • High School diploma, GED, or related experience and/or training
  • Valid driver's licenses to operate a golf cart on the property
  • Must be able to stand, walk, and/or sit for extended periods of time
  • Must be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
  • Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet)
  • Must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance
  • Must be able to work a flexible work schedule, which includes taking 'calls' during evenings, weekends, and holidays
  • Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position
  • Demonstrated ability to apply principles of logical thinking to define and correct problems
  • Proficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems
  • Demonstrated ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies
