Job Summary
Paint and pressure wash surfaces while preparing them by scraping, sanding, and priming. Maintain equipment and tools, including pressure washer machines and soft washing gear, ensuring proper chemical mixtures and pressure levels to avoid surface damage. Perform preventative maintenance on physical structures and facilities, complying with OSHA safety codes and building regulations. Assist other technicians, respond to code red alerts, and handle manual duties such as moving supplies or replacing light bulbs. Work days, evenings, or nights as required, participating in the department's on-call schedule. Maintain routine records of inspections and repairs, attend daily meetings, and ensure safe storage of regulated materials.
Required Qualifications
- Valid Florida Drivers License
- High school graduate or GED equivalent
- Must pass Level 2 background screening through the Florida Clearinghouse
- Must be able to read, write, and verbally communicate in English
- Must be able to perform the essential functions of the job with or without reasonable accommodations
- Must supply own small power tool, hand tools, and specialty tools necessary for this position
- Must maintain a professional, respectful, friendly demeanor with all residents, family members, guests, and staff at all times
- Must be able to lift, stand; walk; sit; climb or balance; stoop; kneel; crouch or crawl
- Must be able to smell
- Must have close vision
- Must have distant vision

- Must be able to perform preventative maintenance duties to all physical structures
- Must be able to prepare and smoothes surfaces
- Must be able to remove old paint
- Must be able to match paint and paint surfaces
- Must be able to pressure wash surfaces without damaging
- Must be able to use appropriate mixture of cleaning solutions
- Must be able to maintain pressure washing equipment in good working condition
- Must be able to use and maintain basic tools required to perform duties
- Must be able to properly and safely store open paint containers and other regulated materials
- Must be able to assist other Maintenance Technicians as needed
- Must be able to work days, evenings or nights as required
- Must be able to participate in the departments on call schedule
- Must be able to perform manual duties as requested (i.e. moving supplies or furniture, replacing light bulbs, removing trash scrap material)
- Must have knowledge of chemicals to use for machine
- Must have knowledge of pressure levels as to ot damage surface
- Must have knowledge of Surface preparation techniques like scraping, sanding,and priming
- Must be able to apply paint evenly and consistently with different methods (roller, brush, sprayer)
- Must have Color matching and color theory basics
- Must be able to identify and address paint defects
- Must adhere to all OSHA/NFPA and building codes
- Must adhere to all policies / procedures and safe work practices
Desired Qualifications
- Experience in building/facility maintenance, painting and some Vo-tech experience
