Job Summary
Complete make-ready processes for vacant units by conducting pre-move-out inspections, creating punch lists, painting, and performing drywall repairs. Respond to resident and management service requests for both occupied and vacant rental units, including routine upkeep, grounds maintenance, and pressure-washing amenities. Operate machinery safely in compliance with procedures while managing tasks such as trash removal, curbing, and signage painting. Work on-call 24/7, including weekends and overtime as pre-approved by the Maintenance Supervisor. Requires minimum one year general maintenance experience and six months painting experience.

- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals
- Ability to compute rate, ratio, and percent
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form
- Ability to deal with problems involving several concrete variables in standardized situations
- Strong computer skills in Microsoft Word, Outlook, and Excel software
- Experience in conducting Internet searches and using online calendars and databases
- Ability to lift, move, and carry items such as mail, supplies, packages, ladders, cases of paper, soda, or water
- Ability to walk the property
- Ability to bend, stoop, squat, or kneel to perform maintenance activities
- Ability to climb stairs to access upper level units and interior units with multiple levels
- Ability to climb or work from a ladder
- Ability to push or pull to move equipment, appliances, and open or close doors
- Ability to reach above shoulders to perform routine maintenance repairs, stock, and remove equipment
- Ability to grasp, grip, turn hands, and have finger dexterity to handle sharp objects, maintenance tools, open and close ladders, use telephone/pager/two-way radio
- Ability to talk or hear when interacting with residents, management, or other visitors to the property, both in-person and on the phone
- Ability to express or exchange ideas by means of the spoken word
- Ability to receive detailed information through oral communication
