Owner's Representative Project Manager

Job Summary

Define project scope and technical specifications by meeting with owners and stakeholders. Oversee engineering and design firms to ensure construction documentation is complete and accurate. Collaborate with the General Contractor to establish a Master Project Schedule using Primavera P6 and finalize the budget accounting for hard/soft costs and contingencies. Monitor progress through regular field walks, submit Boots on the Ground reports, and lead weekly Owner-Architect-Contractor meetings. Manage change orders, monthly payments, and the close-out process including final inspections and warranty collection. This role operates primarily in active data center construction environments requiring a valid driver's license and physical ability to navigate uneven terrain.

Required Qualifications

  • Owner's Representative Project Manager (ORPM)
  • Work with GC/P6 cost resource loaded schedule
  • Deep knowledge of Primavera P6 for schedule tracking and analysis
  • Ability to lead complex OAC meetings and synthesize technical field data for executive-level briefings
  • Experience managing multi-million dollar budgets, bid leveling, and contract negotiation
  • A commitment to a proactive safety culture, including performing regular site observations and auditing behavioral-based safety plans
  • Valid driver's license appropriate for the role and eligible to operate a motor vehicle in accordance with applicable laws
  • Demonstrated ability to communicate effectively in a professional work environment, including preparing written reports and documentation, conveying information clearly to team members, clients, and stakeholders, and responding appropriately to verbal and written communications related to job duties
  • Must be able to walk, stand, stoop, twist, bend, and climb stairs or ladders for extended periods while navigating uneven, unpaved, or obstructed terrain
  • Must be able to lift, carry, push, or pull up to 50 pounds on an occasional basis
  • Must be able to drive between job sites and access all areas of an active construction zone, including raised platforms, scaffolding, and confined spaces
  • Must be able to tolerate exposure to outdoor weather conditions, dust, and construction-related noise, vibrations, and odors
  • Must have sufficient visual acuity to read drawings, specifications, and safety signage, and to observe site activity
  • Must possess and maintain a valid driver's license appropriate for the role and be eligible to operate a motor vehicle in accordance with applicable laws

  • Must be able to communicate effectively with contractors, engineers, and site personnel, and maintain situational awareness in high-activity environments
