Operation Specialist - Student Housing

Job Summary
Provide temporary onsite operational and management support to communities short-staffed or undergoing transitions, stepping in to manage operations during the Community Manager's absence. Supervise onsite teams, reinforce policies, and partner with regional leaders to improve leasing, collections, and resident satisfaction. Support leasing consultants, ensure Fair Housing compliance, and develop property-level marketing plans while maintaining accurate lease files and social media presence. Post rental payments, process deposits, monitor delinquency, and reconcile accounts receivable to ensure accurate financial reporting. Serve as a training resource for onsite teams, conduct market research, and adapt quickly to changing assignments with extensive travel.
Required Qualifications
- Previous experience managing a community or property
- Strong understanding of leasing, collections, resident relations, property accounting, and onsite operations
- Demonstrated ability to lead, coach, and develop property teams
- Ability to review and understand operating statements, budgets, occupancy reports, and variance reports
- Working knowledge of Fair Housing requirements and property management best practices
- Strong written and verbal communication skills
- Ability to work occasional weekends and overtime based on property needs
- Flexibility to travel extensively and adapt quickly to changing assignments
- Bachelor's degree from an accredited four-year college or university
- One to two years of directly related experience
- Proficiency in Microsoft Word and Excel
