Operating Engineer

Job Summary
Perform preventative maintenance, inspections, and repairs on HVAC, plumbing, electrical, Building Automation Systems, fire/life safety, and lighting systems. Respond promptly to emergency situations and building failures by troubleshooting issues and implementing corrective actions. Replace lighting components, repair motors and pumps, and maintain water supply systems and boilers. Record equipment readings, adjust operations, and document all maintenance activities and service requests. Monitor vendor performance, verify parts delivery accuracy, and analyze client service requests to identify recurring problems. Maintain accurate inventory of tools and hazardous materials in compliance with safety regulations. Schedule Sunday through Wednesday, 1:30 PM to 12:00 AM. On-site in Charlotte, NC.
Required Qualifications
- High school diploma or GED equivalent with two years of trades education in electrical system design, refrigeration, and HVAC
- Universal Technician certification for CFCs (or ability to obtain within 90 days of employment)
- Minimum 2-5 years of experience in building repair and maintenance, plumbing, and electrical systems
- Proficiency with computer applications including Microsoft Word and Excel
- Strong analytical skills to diagnose system operations, identify malfunctions, and determine appropriate corrective actions
- Excellent customer service and interpersonal communication skills
- Hands-on mechanical aptitude with ability to work independently and as part of a collaborative team
- Comprehensive understanding of safety protocols and environmental regulations related to facility equipment and operations
- Candidates must be authorized to work in the United States without sponsorship
Desired Qualifications
- Additional technical certifications in HVAC, electrical, or plumbing systems
- Experience with Building Automation Systems (BAS) and computerized maintenance management software
- Knowledge of current building codes, safety standards, and regulatory compliance requirements
- Previous experience in commercial or corporate facility environments
- Demonstrated ability to manage multiple priorities and adapt to changing operational needs
