Job Summary
Inspect the interior and exterior of the property and report deficiencies to the Maintenance Supervisor or Building Engineer. Perform routine maintenance of mechanical systems, HVAC, and life safety fire alarm systems, including replacing light bulbs, ballasts, and general repairs. Ensure cleanliness of common areas such as hot tubs, the maintenance office, tool storage areas, and the parking garage. Learn to operate computer software for programming key cards, ski lockers, and entry/exit parking gate systems. Perform trash removal, move dumpsters, and operate a Tool Cat with a forklift. Remove snow from low-hanging roofs and sidewalks. Complete checklists for hot tub chemicals and troubleshoot chemical feeders and plumbing lines. Work on-call as needed for after-hour emergencies. Actively participate in a Work Team environment, sharing knowledge and skills with all other team members.
Required Qualifications
- Flexibility to work night shifts and on weekends, if required
- Ability to stand and walk for extended periods throughout the workday
- Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently
- Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance
- Manual dexterity to operate tools, equipment, and machinery safely
- Visual acuity to inspect equipment, read gauges, and perform detailed tasks
- Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments
- Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors)
- Ability to wear and use appropriate personal protective equipment (PPE)
- Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required
