Onsite Maintenance Supervisor

Job Summary
Oversee the maintenance team and property operations, including apartment turnovers, minor construction projects, and capital initiatives. Diagnose and resolve resident requests for plumbing, electrical, HVAC, and appliance repairs while documenting work in Yardi Voyager. Execute preventative maintenance tasks, manage vendor coordination for parts, and maintain inventory of supplies. Ensure property cleanliness and curb appeal, adhering to safety protocols and budget constraints. Coordinate with the Business Manager to verify completed work and costs. Live on-site in a fully compensated one-bedroom apartment and work Monday through Friday, 8:00 am to 5:00 pm, with an on-call rotation for emergencies.
Required Qualifications
- Minimum of four (4) years of experience in multifamily property maintenance
- Previous supervisory experience
- Must be able to live on-site
- Must have dependable transportation
- Must be able to accommodate an on-call schedule
- Strong knowledge of plumbing, electrical, HVAC, and appliance repair principles
- Ability to troubleshoot and diagnose maintenance issues effectively
- Excellent problem-solving and critical-thinking skills
- Ability to take initiative, working with a minimum amount of supervision
- Proficient in the use of hand tools and power tools
- Excellent communication and interpersonal skills
- Ability to work independently and as part of a team
- High Sense of urgency while maintaining high-quality standards
- Candidate must be able to work in an environment in which demands and priorities change rapidly
Desired Qualifications
- High school diploma and some college/trade school preferred
- Experience with Yardi property management software (a plus)
