Job Summary
Plan and implement the work of the maintenance department, managing procurement and inventory of all maintenance and pool supplies. Oversee room set-ups and ensure Clubhouse areas comply with cleanliness, safety, and regulatory standards including OSHA, Fire, and Health Department requirements. Train, supervise, and coordinate daily activities of maintenance staff while overseeing preventive and corrective maintenance for clubhouse equipment, fire protection systems, and mechanical tasks. Report maintenance activities, recommendations, and updates regularly to the Community Director, including weekly summaries and suggested improvements. Maintain accurate records of maintenance costs and materials, and develop and manage the annual maintenance budget. Remain available on an "on-call" basis for emergency situations and attend Board Executive and HOA Board meetings to provide updates on maintenance projects.
Required Qualifications
- Full working knowledge of AC Maintenance
- Full working knowledge of Gas Water Heater Services
- Full working knowledge of Irrigation of Grounds Servicing and Programming
- Pool maintenance certification
- Must be able to speak, read, and write English
- Must be able to pass a background check and drug screen
- Must be well-organized and able to multitask
- Must be a proficient problem solver
- Must know how to use tools, supplies, materials, and chemicals in a manner that does not endanger oneself, others, the environment, or the public
- Ability to stand and walk for extended periods throughout the workday
- Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently
- Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance
- Manual dexterity to operate tools, equipment, and machinery safely
- Visual acuity to inspect equipment, read gauges, and perform detailed tasks
- Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments
- Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors)
- Ability to wear and use appropriate personal protective equipment (PPE)
- Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required
