Job Summary

Occupancy Specialist responsible for the recertification process at Peabody Properties’ apartment communities, including determining eligibility for continued occupancy, processing applications and interim certifications, calculating income/assets/rent, and leasing/showing apartments. Requires knowledge of Project-Based Section 8, EIV, LIHTC, and related affordable housing regulations; COS certification a plus. Strong math, data-entry, and customer-service skills, plus proficiency with Microsoft Word, PowerPoint, and Excel.

Required Qualifications

  • 3+ years’ experience in property management with EIV experience
  • Knowledgeable with respect to affordable housing programs, LIHTC, federally-assisted, and all State and local housing regulations
  • Excellent customer service skills
  • Strong communication skills (verbal and written)
  • Good organizational skills
  • Time management and prioritization
  • Proficient understanding of basic math concepts
  • Solid computer skills
  • Ability to communicate effectively, both verbally and in writing
  • Ability to take initiative and be self-motivated
  • Proficiency in administration of government housing programs such as LIHTC, Project-Based Section 8 and EIV; COS certification a plus
