Job Summary

Manage Low-Income Housing Tax Credit units by calculating rents, processing monthly payments, and maintaining physical properties while ensuring compliance with HUD and GTB regulations. Conduct unannounced tenant visits to verify lease conformance, review applications for eligibility, and handle annual re-certifications. Coordinate with maintenance staff to identify repair needs and drive toward a 97% occupancy rate. Prepare statistical reports, lease violations, and court documents as required, while maintaining strict confidentiality and working relationships with the Accounting Department.

Required Qualifications

  • High School diploma or GED
  • One year of experience in a related field
  • Valid unrestricted driver license
  • Insurable by the GTB insurance carrier
  • Appropriate endorsement for all vehicles required for operation in the performance of duties
  • Ability to pass a background investigation
  • Ability to pass a drug and alcohol urinalysis
  • Willingness to travel to the other offices in the six-county service area
  • Willingness to go on-site on a regular basis
  • Must maintain the highest level of confidentiality on all matters pertaining to the present and prospective tenants of the Grand Traverse Band Housing Department
  • Adherence to strict company policy in regard to confidentiality
  • Ability to effectively handle stressful and compromising situations, while remaining focused and professional
  • Ability to deal with difficult people without losing perspective
  • Ability to work productively under strict time restraints with variable deadlines
  • Ability to make quick, informed decisions
  • Must complete Program Directors Training within one year of hire date
  • Must complete the Certified Resident Services track through National American Indian Housing Council (NAIHC) within two years from date of hire

Desired Qualifications

  • Associates Degree in Business, Secretarial Sciences, and Administrative Services
  • Equivalent experience and education as determined by the Department Manager
