Job Summary
Lead apartment renovation and unit upgrade projects across multiple communities, ensuring work is completed on schedule, within budget, and to company quality standards. Develop scopes of work, conduct pre-renovation inspections, coordinate material procurement, and manage schedules while proactively resolving delays and vendor challenges. Oversee third-party contractors, solicit bids, administer contracts, and perform hands-on tasks such as cabinet hardware replacement, faucet installation, and cosmetic upgrades. Track project budgets, change orders, and vendor invoices to ensure cost-effective execution. Conduct final quality assurance inspections verifying compliance with building codes, OSHA regulations, and safety requirements prior to turnover. Collaborate with property and maintenance teams to prioritize projects, support occupancy goals, and maintain accurate documentation. Travel between assigned communities to oversee operations and provide resident-focused customer service.
Required Qualifications
- 2+ years of experience in apartment maintenance, renovations, construction, facilities maintenance, or a related field
- Experience coordinating vendors, contractors, and renovation or capital improvement projects
- Hands-on renovation experience, including apartment turns, unit upgrades, interior remodeling, and general maintenance
- Working knowledge of carpentry, drywall, painting, fixture installation, caulking, and general repairs
- Ability to interpret scopes of work, project plans, and vendor proposals
- Strong organizational, time-management, and project coordination skills with the ability to manage multiple projects simultaneously
- Experience tracking project schedules, budgets, and vendor performance
- Knowledge of building codes, OSHA standards, safety regulations, and risk management practices
- Proficiency with Yardi and property management or work order management software
- Valid driver's license and reliable transportation to travel between assigned communities
- Ability to lift up to 50 pounds, climb ladders, and perform physical renovation work in occupied and vacant apartments
