Leasing Consultant executes the property's marketing, leasing and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Responsibilities include greeting and qualifying prospects face-to-face, conducting property tours and showing apartments, processing applications, credit screening, and background checks; preparing the lease and move-in package; ensuring a smooth move-in and lease signing; performing related administrative and reporting tasks; designing and executing offsite marketing to drive traffic (including referrals and employer outreach), utilizing internet marketing tools and social media; analyzing market trends to recommend improvements; staying informed on leasing tools and processes; enforcing lease terms (inspections, collections, evictions as needed); following up with prospects and residents to finalize leases/renewals; supporting renewal programs and ensuring timely execution of renewal documents; addressing resident questions and concerns promptly; maintaining property standards and safety; and traveling as needed for local business.
