Job Summary
Oversee day-to-day operations of a multifamily residential property, managing leasing strategies to maintain high occupancy rates while coordinating move-ins and move-outs. Approve rental applications, enforce community rules, and address tenant concerns promptly to ensure satisfaction. Coordinate regular maintenance, repair services, and property inspections to keep units clean, safe, and well-maintained. Prepare operating budgets, manage accounts payable/receivable, monitor rent collection, and minimize delinquencies. Hire, train, and supervise on-site staff including leasing agents, maintenance technicians, and custodial personnel. Ensure compliance with local, state, and federal regulations, including Fair Housing laws, and submit required reports to ownership. Maintain accurate records and manage resident communication through newsletters and notices. On-site presence required with occasional evening or weekend hours for emergencies; physical ability to walk property and climb stairs necessary. Background checks required.
Required Qualifications
- Proven experience in property management
- Strong leadership and organizational skills
- Excellent communication and customer service abilities
- Proficiency with property management software (e.g., Yardi, AppFolio, RealPage)
- Knowledge of landlord/tenant laws and fair housing regulations
- High school diploma or equivalent
- Ability to pass background checks
- On-site presence
- Occasional evening/weekend hours for emergencies or resident needs
- Physical ability to walk the property, climb stairs, and inspect units
Desired Qualifications
- Bachelor's degree in business, real estate, or related field
- Certified Property Manager (CPM)
- Accredited Residential Manager (ARM)
- Similar certification
